An application has been submitted to convert the run-down L’Eree Bay hotel into 14 local market flats.
The hotel was acquired by the RED fund, one of several specialist funds managed by Ravenscroft, in 2019 from Randalls, after the latter deemed that hotel restoration was economically unviable.
Now, new plans submitted to the Planning Service propose converting the building for residential use, including three one-bed, nine two-bed, two three-bed units.
A covered bicycle store, electric car charging points, changes to vehicular access, the removal of nine parking spaces at the front of the site are also proposed, as well as removing the swimming pool and changes to the external glazing.
The applicants deem that the building is not able to return to the required standard for visitor accommodation, no suitable offers for purchase or lease have been made since it changed hands, and the costs of refurbishment would not be sustained by future tourism income.
The hotel had 30 rooms, which could accommodate more than 60 guests, as well as five rooms for staff and a manager flat.
The site falls outside of the Main and Local Centers defined within the Island Development Plan, although it doesn’t fall within any identified areas of protection or special significance.
