New 10-home clos proposed for the Vale

Tuesday 06 August 2024

Permission is being sought for 10 new homes on a greenfield site off Rue des Barras, Vale.

The applicant, Hillstone Guernsey Ltd, wants to build six two-bedroom and four three-bedroom houses on land adjacent to a property called Fairfield, which is protected.

Two car parking spaces, bicycle parking and gardens would be provided for each property, with plans to also include one electric car charger per unit.

Existing vehicle access would be used and improved retaining existing granite walls around the site.

Part of the site is agricultural land which would need to be converting to domestic use.

But there are plans to offset this through a new communal woodland area with a pond, native and wildflower planting, and installing bird and bat boxes.

Border tree planting is proposed to separate the modern-finish clos from the protected building.

The land is currently hosting various poly tunnels, a greenhouse and sheds.

It falls within the northern Main Centre Outer Boundary under the Island Development Plan, where new development is concentrated.
