Derelict site could offer more town offices

Part of the site of Guernsey's former prison could finally be redeveloped, years after it was left as an empty plot in the heart of St Peter Port.

The land at Rue Marguerite has been used as a private car park since it was left derelict following the demolition of the former prison and the redevelopment of Guernsey's court building.

The States sold two parcels of land at Rue Marguerite last June, making £1.3million in the process. The two plots were bought by two separate buyers.

Now, a Jersey based architects has lodged a planning application to build on one of those parcels of land - which sits almost opposite Elizabeth College, on the junction alongside St James.

Marguerite Holdings Limited wants to build an office block with parking included. That would add to the existing stock of offices in the area but with its own parking it would have added benefits over some nearby buildings.

This planning application is believed to be for the larger of the two plots of land the States sold last summer, which itself cost £1.1million.

While the land had been earmarked for housing at one point, with the States offering it to the Guernsey Housing Association, it was decided it wasn't suitable for residential use so was instead offered for sale for potential development in other ways.

The smaller parcel of land which lies next to the land now being proposed for redevelopment as an office block, was also within the grounds of the former prison, but unlike the larger site it has not previously been levelled so it was sold for the lesser sum of £200,000.

Morris Architects, a Jersey based firm, is handling the application for the redevelopment of the larger parcel of land. Its application said parking strategies had been considered alongside other concerns including the street view and sun light path.
