The developers of two high-profile sites in La Grange and Brock Road want to combine the two into a "stunning" new housing development.

Architects Lovell Ozanne, acting on behalf of The Fuller Group and Ebenezer Holdings, have submitted plans to develop the former Bougourd Ford site and the abandoned Ebenezer Church.

Last month, Director Andrew Merrett spoke to Express about plans to develop the two sites in conjunction with one another. That cam after The Fuller Group submitted plans to demolish the garage and build 12 three-bedroom houses, 2 two-bedroom houses and 2 one-bedroom property, with 27 parking spaces and landscaping

If approved, a variation to Ebenezer Holdings' current permission would see 17 primarily one-bedroom apartments built in the former church and a newly-designed extension, accompanied by 12 parking spaces and 16 secure bicycle spaces. 

"Linking the two sites with the provision of a single one way access road entering from Grange Road and exiting to Brock Road will provide a series of benefits to both schemes," said Mr Merrett.

"It will provide a comprehensive development of two important residential sites within the main centre of St Peter Port."

Linking the two sites is understood to be critical to the development of the former church, which has been abandoned for almost a decade.

"We understand that our client has provided you with reassurances that the development works of Ebenezer Church will be progressed subject to the approval of this application," Mr Merrett wrote in a letter to the Head of Planning, Jim Rowles. 

"It has a planning approval which has been commenced but unfortunately development has stalled due to the feasibility of converting the existing protected building into a viable development."

However, a "meeting of minds" between the two developers has instilled new belief in the project. 

The proposed extension to the church would feature 2 one bedroom apartments with studies, 1 two bedroom duplex apartment, a standard one bedroom apartment and a one bedroom apartment with a mezzanine and study.

Mr Merrett said: "By creating mezzanine and study areas we will open up the volume of this building to the occupiers of these units creating a stunning space."

The proposal for a new access will improvement sight lines and road safety at the exit onto Brock Road, he said, as well as providing greater opportunity for soft landscaping within the site.
