Bridge and Grange next for development plans?

Tuesday 15 January 2019

Two more Draft Development Frameworks have been released which could lead to more houses, or other buildings, being given the go ahead at the Bridge or at the top of the Grange.

The sites in question are the E&G pub on Southside which is 1.26 vergées and the Trust Ford garage site which is 1.8 vergées.

It doesn't mean either site will be built on, but the States Planning Service said; "the Draft Development Frameworks have been prepared to provide planning guidance on how the two sites might be developed, in the case of Bougourd Ford for residential use of the allocated housing site and in the case of the English & Guernsey for a range of potential uses."

The English & Guernsey site is in an industrial area near the Bridge, with the grounds currently holding the pub itself, a manager's flat, and a car park area with a small seated area outside. There is open access from the South Quay.

The Draft Development Framework said that land could be used for a "range of potential uses" because of where it is - with the Bridge Main Centre inner area, The Bridge Conservation Area and the St Sampson’s Harbour Action Area all near by.

The Bougourd Ford site is located in St Peter Port Main Centre Inner Area with access from the busy Grange Road.

The Draft Development Framework said the site could be used for up to 20 residential units but concerns have been raised in the accompanying documents already about access to the site, particularly for people walking.

Neither Draft Development Framework means that either site will be built on but the Development & Planning Authority will consider that possibility.

A public consultation is open until 11 February to find out what people think. You can e-mail planning@gov.gg or write to the DPA at Frossard House.

Both Draft Development Frameworks can be read in full here.
