The application for 19 new homes off Route Militaire has had to be revised due to escalating construction costs since the project was first drawn up.

Rosaire Properties Limited want to build five two-bed units and 14 three-bed units on half of a St Sampson site known as Le Four Banal. Additional parcels of land in the area have been purchased to enable a first phase of development.

An application for the original scheme was approved in November 2023, with 21 conditions attached by plannersThe design work undertaken in 2022.  

But a new application has now been submitted which removes garages from each unit while keeping the number and type of homes the same. 

The applicants say this is because the project as approved is not economically viable to develop and would therefore be less affordable for purchasers. 

While a reduction in floor area is proposed, an increase in the hardstanding to accommodate vehicles also features. An increase in soft landscaping of equal proportions is planned to mitigate. 

A development framework, which helps guide applicants towards an acceptable scheme for specific sites, was approved in 2020 by the Development & Planning Authority which said up to 34 homes could be built on the land.
