Planners have granted permission for warehouses up from Rossborough House on Bulwer Avenue to undergo a major redevelopment.
The applicants, J & D Norman Limited, sought the demolition of the warehouse and surrounding buildings to the rear of the office block and for the construction of a two storey L-shaped warehouse comprising eight individual units.
The buildings have been used for storage, distribution and general industry, but can now be changed to mixed used storage and distribution, and light industry.
Changes to the north access road and the junction with Bulwer Avenue have been agreed, alongside a reorganisation of the parking area for warehouse and office workers and visitors.
The majority of space will be dedicated to the existing office building, while all parking in front of the warehouse facing the main road would be removed.
The Planning Service noted that these changes would significantly improve road safety and would have no adverse impacts on visual amenity.
A condition has been attached to the approval compelling the applicants to devise a landscaping and planting scheme for the reclaimed parking space along the main highway.
The type of external cladding and new road signs must be agreed before construction can commence.
Separate planning applications for office spaces within individual units need to be sought by prospective tenants.
