A draft Leale's Yard development framework has been released for the public to look at and give feedback to, before any decisions are made on the future of the derelict land behind the Bridge.

It is set to be finalised in April, so before then, people are urged to take a look online, or at a temporary display of the information on the Bridge - in the former Smilers shop on Southside.

The team behind the project will also be meeting local stakeholder groups and holding a public drop-in session on Saturday 29 February at the Salvation Army Community Centre & Café on Nocq Road from 10:00 to 15:00. Sessions with other stakeholders including the Youth Commission and States Members are also being arranged.

Pictured: The DDF is designed to provide planning guidance for the mixed-use development of the Leale’s Yard Regeneration Area with comprehensive and practical guidance on how policies in the Island Development Plan will be applied to the site. Any proposals for development will be expected to align with it.

"Thank you to everyone who has attended our events so far and responded to our initial consultation," Deputy Dawn Tindall, President of the DPA, said, "The feedback has been hugely helpful to our project team and has shaped the draft framework going out to consultation today.

"This is a key site with great potential. The proposed framework is shaped around the principles of sustainable, delivery-led development, a mix of uses, community activities and housing types with good connections and public realm and open space at their heart. We have tried to strike the right balance between what absolutely must happen in any new development and elements that can still be flexible."

The area being referred to as "Leale's Yard" is 12.43 acres, and is bounded by the Bridge, Nocq Road and Lowlands Road and the industrial estate. 

It is the first of four "underused" sites around the island that the DPA feel need regeneration, and is planning to issue a draft development framework on in the future.

Deputy Tindall added: "This is a well-supported area much liked by residents and there’s a real desire to see some form of development. Above all, there is an opportunity here to create something that everyone can benefit from.

“What we need now is further input from all interested in the LYRA by the 27th March so that we can take it into account when we consider the final version for adoption in April this year. I encourage everyone to get involved as this is a great opportunity to shape the Bridge for the future
