POLL: Where should we build next?

Tuesday 12 September 2023

The DPA wants you to help them find land to build more houses on, or for industry use, as part of a ten year plan to further develop the island.

The Development & Planning Authority has launched its 'Call for Sites' as part of a "focused review of the Island Development Plan (IDP)".

The IDP dictates what land can be built on and for what purpose.

This includes around 'main centres' such as St Peter Port or the Bridge, and 'local centres' such as smaller parish centres.

The Call for Sites is said to be "an important opportunity for residents, landowners and organisations to suggest land that is available for housing and/or employment development in the next 10 years to ensure that there is a sufficient supply of sites to meet the island’s needs".

The DPA said it needs land that is a minimum of 0.6 vergees (0.25 acres/0/1 hectares) which could have five or more homes built on it. Sites for employment could be used for offices, industry or storage.

Anyone with an idea of where there is land which could be built on can find more information at gov.gg/IDP-review where there is a form to fill in. You'll also need to submit a map, showing boundaries, and written authorisation from the landowner(s) if required.

There's a deadline of 13 October to respond to the Calll for Sites which could lead to future changes to the IDP.

Deputy Victoria Oliver, DPA President, said the public will also get to comment on those changes.

“We are pleased to consult the public on land that might be available for housing and employment uses in the next 10 years.

"It is important that we have enough land available to meet our housing need as agreed by the States in February as well as our employment need. We want that land to be in the right place so it can support the Spatial Strategy of developing first in the Main Centres and Local Centres. Only if we cannot find enough land within or adjacent to Centres, will we consider other locations. Wherever possible we will avoid allocating greenfield sites.”

With Greenfield sites being avoided, the Call for Sites is focused on finding land ripe for redevelopment within the existing Main Centres or Local Centres or very nearby.

Any suggested sites that are not within or adjacent to the Main Centres or Local Centres will be considered but will only be allocated if the island's housing and employment need cannot be met through other sites.

The DPA said this process does not mean planning permission will be granted, but sites with existing or expired planning permission or those that have previously been refused can also be submitted.
