Construction of at least five new houses at Cobo could be on the cards, as the States have released a Draft Development Framework for a plot on Bouverie Lane.

Planning Services have developed the document outlining a potential residential site and how it might be developed.

The purpose of a Development Framework is to provide broad, comprehensive and practical guidance on how policies in the Island Development Plan will be applied to a site and considers appraisal of the wider area and site.

The Bouverie Lane site covers an area of approximately 0.3 hectares (two vergees) and is located on Bouverie Lane, to the north-east of the Route de Cobo, within the Cobo Local Centre. The Draft Development Framework identifies a number of constraints and opportunities for the site, and particularly highlights potential to improve the site access and the adjacent public footpath, known as Bouverie Lane.

But it is anticipated that the site would be able to accommodate five to seven dwellings, at a density range of 20-30 dwellings per hectare. It is important to note however that this is only a draft framework, so if a real application is made that number could be either higher or lower.

The DPA are welcoming feedback on the Framework. 

The Development & Planning Authority is now inviting comments on the Framework document by e-mail at planning@gov.gg or in writing to the Authority over the next six weeks until the 26 June 2019. Following consultation, the comments received together with the document will then be considered by the Development & Planning Authority. If approved by the Authority, the Development Framework will become Supplementary Planning Guidance and will be taken into account when considering development proposals for this site.

The Draft Development Framework can be accessed via the States of Guernsey website at https://www.gov.gg/developmentframeworks or copies of the Draft Development Framework are available to view at the Planning Service Reception at Sir Charles Frossard House, La Charroterie, St Peter Port.

All responses and comments should be received by 17:00 on Wednesday 26 June, 2019.
