A new residential development will be created on a site off Les Bas Courtils, subject to planning permission.
The Infinity Group has submitted plans for nine three-bed houses and four two-bed dwellings.
The developer says this will help fill a gap in Guernsey's housing market, which is currently facing a shortage of properties and ever-increasing rental and sale prices.
"The current market demand, as advised by forward planning, is to provide two- and three-bedroom dwellings with suitable amenity and provision for parking," said JG Architecture on behalf of the Infinity Group.

It is proposed that each of the properties will have back gardens and two car parking spaces per property.
"Overall, the buildings have been designed with capacity to accommodate change over the course of their lifetime," said JGA.
"All dwellings are also designed to be fully accessible by level threshold entry and access to a ground floor wash room suitable for people with any level of ability."

The majority of the three-storey houses - which the architects say will not impinge upon sightlines from the Delancey Battery - have been designed with office space.
This has become increasingly popular following two local lockdowns and the move towards remote working.
The planning application states that a full traffic impact assessment has not been possible, as a UK consultant has not been able to come over to visit the site. The developer states that 13 new properties is unlikely to significantly increase traffic flow to the main road.

If approved, land in front of a protected, unoccupied house which dates back to the 1800s will be developed into two-way main access road.
The plans have been submitted to Sir Charles Frossard House at a cost of £8,840 and will now be considered by the Planning Department.
