Fresh attempt to build house on retail site

Sunday 05 May 2024

New plans have been submitted which could see the former Army and Navy store demolished, and replaced with a house.

The site owner had previously been refused permission to do so, because the proposed new build was going to be too big.

But he's now submitted a revised set of plans which will seek to reach the same result, but within the realm of what is allowed by the Development and Planning Authority.

Mr Crowson has asked to demolish the existing building and an outbuilding, erect a new dwelling with all the associated works necessary, and erect a shed, to the northern boundary of the site.

The former shop is a single storey flat roof building which sits on the corner of Retot Lane, which itself lies slightly inland from Vazon near the Albecq corner. It has neighbouring residential properties.

The Army and Navy Store closed around 20 years ago, and before that the building was known as the Albecq Store until the 1970s.

The landowner already has permission to convert the old shop into a house, but his last and current plans both suggest demolishing it entirely to enable a new build to replace it. That house was proposed to be built further back on the site as opposed to at the road side where the current building is.

The DPA had told him last month that his last planning application was refused because it did not meet the criteria of planning Policy GP16(B) which concerns the Conversion of Redundant Buildings and Demolition and Redevelopment.

The new plans - submitted on 26 April - are now open to comments until 17 May, after which the DPA will confirm whether or not the former shop can be demolished and replaced with a house further back on the site.
